  • Mortgage Rates May Stay Above 6% Through 2027 — Unless the Economy Gives Them a Reason to Fall

    For anyone hoping mortgage rates are about to drop back into the 4% or 5% range, the latest forecasts offer a reality check: most major housing economists do not expect a big short-term decline. Unless something material changes in the economy, mortgage rates are likely to stay above 6% through 2027 — and possibly longer. That helps explain why the housing market still feels stuck. Buyers want to move. Sellers want activity. Builders want momentum. But the one thing that could unlock a lot of hesitation — meaningfully lower mortgage rates — has not arrived. The 6% Mortgage Rate Is Becoming the New Normal Not long ago, a 6% mortgage rate felt high. Now, many forecasters are treating it as the new normal. Freddie Mac reported the average 30-year fixed mortgage rate at 6.48% in early June 2026. Fannie Mae’s May 2026 forecast projected the 30-year fixed rate averaging 6.3% in 2026 and 6.2% in 2027. A Reuters poll also found that forecasters expect mortgage rates to stay above 6% through 2028. For buyers, that matters because even a small rate change can make a big difference in monthly payments. A home that works at 5.75% may feel too expensive at 6.5%. When home prices, insurance, taxes, and everyday costs are already elevated, the mortgage rate often becomes the deciding factor. Why Rates Are Not Falling Faster Many people assume mortgage rates will fall as soon as the Federal Reserve cuts interest rates. But it is not that simple. Fannie Mae explains that 30-year mortgage rates are tied more closely to the 10-year Treasury note than to the Fed’s short-term rate. That means mortgage rates are shaped by investor expectations about inflation, economic growth, federal borrowing, and future interest rates. The Consumer Financial Protection Bureau has also noted that mortgage rates may move in anticipation of Fed action, but they do not move one-for-one with Fed policy. In plain English: mortgage rates need more than wishful thinking to fall. They need convincing economic evidence. What Would Actually Bring Rates Down? This is the big “unless.” Mortgage rates could fall more meaningfully if the broader economy gives financial markets a clear reason to expect lower long-term interest rates. That would likely require cooler inflation, softer economic growth, a weaker labor market, or some combination of all three. The Federal Reserve has said it is focused on supporting maximum employment while returning inflation to its 2% goal. If inflation stays stubborn, the Fed has less room to ease policy. If inflation cools and the economy slows, the path toward lower rates becomes more realistic. The best-case scenario would be a soft landing: inflation keeps easing, the economy slows without a major recession, and long-term Treasury yields drift lower. That could give lenders room to offer better mortgage rates. The harder version would be a more serious economic slowdown. That could also push rates down, but it would come with risks for jobs, small businesses, local budgets, and community confidence. So yes, mortgage rates can come down. But most forecasters do not expect a major drop unless the economy gives rates a clear reason to fall. Why the Housing Market Still Feels Stuck Higher rates are keeping many buyers on the sidelines. They may want to purchase a home, but the monthly payment simply does not work. At the same time, many current homeowners are locked into much lower mortgage rates from earlier years. Even if they want to move, giving up a 3% or 4% mortgage for a new loan above 6% can be hard to justify. That “lock-in effect” keeps inventory tighter and limits turnover. And when fewer people move, the impact goes beyond real estate. It affects contractors, furniture stores, appliance sales, lenders, title companies, local governments, and small businesses that benefit when new residents settle in. Housing does not operate in a vacuum. When people move, they spend, renovate, enroll kids in schools, visit local shops, and start new routines. A slower housing market can ripple through an entire community. Small Towns May Still Have an Advantage For small towns and rural communities, this moment is not all bad news. Higher mortgage rates make affordability even more important, and many smaller communities still offer something larger markets cannot: more house for the money. Buyers priced out of expensive suburbs or cities may be more open to places with lower home prices, larger yards, less congestion, and a stronger sense of community. But affordability alone is not enough. Towns still need housing inventory, broadband, childcare, jobs, schools, healthcare access, and downtown amenities. Communities that prepare now — by supporting responsible housing growth, encouraging home renovation, and telling a stronger story about quality of life — will be better positioned when buyers start moving again. What Buyers and Sellers Should Know For buyers, the message is not necessarily “wait.” It is “run the numbers carefully.” A future rate drop could help, but it could also bring more competition back into the market. Buyers should focus on the full monthly payment, including taxes, insurance, utilities, maintenance, and the possibility of refinancing later if rates do fall. For sellers, pricing matters more than it did a few years ago. Today’s buyers are payment-sensitive. Homes that are priced realistically, well-presented, and move-in ready still have an advantage. Flexibility with repairs, closing costs, or rate buydowns may also help. Mortgage rates staying above 6% through 2027 would not mean the housing market is frozen forever. People will still buy homes. Families will still move. Communities will still grow. But the market will likely move more slowly and carefully. The ultra-low-rate era is not coming back overnight. Buyers are doing more math. Sellers are having to be more realistic. And communities that want housing growth need to focus on affordability, inventory, and quality of life. For now, the housing market is not waiting for a miracle. It is waiting for a material shift in the economy. Some top chefs are leaving the big-city restaurant grind behind and heading to smaller towns, hometowns, suburbs, and quieter communities where the pace is slower, the overhead can be lower, and the dream of running a meaningful restaurant feels a little more possible. Bon Appétit recently called attention to the rise of the small-town “boomerang” restaurant — a growing trend of chefs returning home or choosing smaller markets after years in major culinary hubs. And honestly? This could be one of the most exciting things happening in small-town America right now. The Big-City Restaurant Dream Got Expensive Big cities can launch careers. They offer press, awards, investors, food critics, celebrity diners, and access to massive customer bases. But they also come with brutal costs. Rent is high. Labor is expensive. Regulations can be complicated. Competition is intense. And the pressure to constantly be the newest, coolest, most talked-about restaurant can be exhausting. For many chefs, the math simply stopped making sense. Bon Appétit highlighted chefs who realized they could create something more sustainable outside the biggest cities. Instead of needing huge investor backing or impossible dining-room volume, they could open smaller, more personal restaurants in places where the community actually had room for them. That is a big shift. It suggests that success in the food world is no longer limited to a handful of famous zip codes. Smaller Towns Offer Something Chefs Are Craving The appeal is not just lower rent. It is also quality of life. Some chefs are moving closer to family. Some want a backyard, a shorter commute, or a better place to raise kids. Others want more creative freedom, more connection to local farms, or more time to cook the way they actually want to cook. Instead of building restaurants around hype, they are building restaurants around place. That might mean a pasta bar in a suburb, a destination restaurant in a small town, a hyper-local inn, a family-friendly menu, or a dining experience rooted in nearby farms, seasons, and community relationships. These restaurants are not trying to copy big-city dining. They are creating something that fits where they are. And that is exactly what makes them interesting. This Is a Huge Opportunity for Small Towns A great restaurant can change how people see a place. It gives locals somewhere to gather. It gives visitors a reason to come. It supports farmers, bakers, makers, breweries, wineries, coffee shops, flower growers, and nearby small businesses. One strong restaurant can become a small-town anchor. People may come for dinner, then walk downtown, browse a shop, stay overnight, attend a festival, visit a farm market, or tell friends, “You have to go to this town.” That kind of attention matters. Food has become a major driver of tourism, and small towns are perfectly positioned for it. Travelers are increasingly looking for places that feel authentic, personal, and rooted in community. They want the meal, but they also want the story behind the meal. Small towns have that story. The Best Small-Town Restaurants Feel Personal What makes this trend so powerful is that many of these chefs are not just opening restaurants. They are coming home. They know the roads, the seasons, the families, the farms, the local tastes, and the community rhythms. They understand that a successful small-town restaurant cannot just be impressive. It has to feel welcoming. That may mean adding a kids menu. It may mean adjusting prices so locals can actually come back. It may mean hiring for attitude and training the team. It may mean listening carefully to what the town wants instead of forcing a big-city concept into a smaller place. The best version of this trend is not fancy food dropped into a small town. It is talented chefs using their experience to build restaurants that belong. But Small Towns Have to Be Ready Of course, this does not happen automatically. If a community wants to attract chefs, restaurateurs, and creative entrepreneurs, it needs to be business-friendly. That means clear permitting, helpful local officials, available spaces, reasonable building processes, good broadband, strong downtown promotion, and community support. A chef may be willing to leave the city, but they still need a place where opening a business feels possible. Small towns should look at their vacant buildings and ask: Could this be a restaurant? A bakery? A wine bar? A supper club? A farm-to-table café? A shared commercial kitchen? They should also ask whether their community is ready to support something new. Well, good news for the perfectionists, creators, small businesses, downtown organizations, and anyone who has ever looked at their profile and thought, “That post really belongs over there.” Instagram is finally letting users rearrange their profile grid. That means your posts are no longer stuck in strict chronological order. Your profile can now feel more like a storefront, a portfolio, or a mini website — instead of a scrapbook that only makes sense if someone scrolls backward through time. What Changed? Until now, Instagram profiles were mostly locked into posting order. The newest posts appeared first, and older posts got pushed farther down the grid. Users could pin a few posts to the top, but beyond that, the layout was pretty much out of their hands. Now, Instagram’s new grid reordering feature gives users more creative control. You can move posts around so your profile better reflects what matters most right now. Launching a new product? Move it higher. Want to highlight your best work? Bring it forward. Running a festival, fundraiser, grand opening, or seasonal campaign? Arrange the posts so the story actually makes sense. This is especially helpful for businesses, creators, tourism groups, nonprofits, and community pages that use Instagram as a first impression. Because let’s be honest: people absolutely judge your page by the first few squares. How to Rearrange Your Instagram Grid The process is simple: Open Instagram and go to your profile. Long-press on a post in your grid. Tap “Reorder Grid.” Drag posts into the order you want. Save or exit when you are done. Some users may also see the feature through “Edit Profile” and then “Edit Grid.” If you do not see it yet, make sure your Instagram app is updated. Like many Instagram features, it may roll out gradually, so not every account may have it at the exact same time. Also good to know: pinned posts and Reels will stay fixed at the top of your grid. This Is Great News for Small Businesses For small businesses, this update is more than a fun design tool. It is a chance to make your Instagram profile work harder. Think of your grid as your digital front window. When someone lands on your page, what do they see first? Your best-selling product? Your hours? A beautiful photo of your storefront? A customer testimonial? A menu item? A behind-the-scenes moment? A big event coming up? With grid reordering, you can put your strongest content where people are most likely to see it. If you are recruiting volunteers, highlight your mission, impact, and people. If you are promoting an event, group your event announcement, schedule, location details, and sponsor posts together. If you are trying to tell your story, arrange posts so visitors can quickly understand who you are, what you offer, and why they should care. Your grid does not have to be perfect. It just needs to be clear. One Small Warning Before you move everything around, take a screenshot of your current grid. That way, if you start rearranging and suddenly think, “Oh no, what have I done?” you have a reference point. Also, do not overthink it. A polished grid is great. But a grid that feels real, current, and useful is even better. Instagram’s new grid reordering feature gives users something they have wanted for a long time: control. For casual users, it means your profile can look more like you. For creators, it means your best work can be front and center.
